Proposed zoning ordinance amendments

The planning board has proposed three changes to the Town of Wilmot Zoning Ordinance this year. These were discussed at planning board meetings between June 2022 and the end of the year. The public hearings for them were held on January 5 and 19, 2023. The only proposed amendment to attract significant public feedback, a requirement to get a special exception from the Zoning Board of Adjustment in order to build a house on a Class VI road, was postponed. It will be presented next year in more simplified form.

The other three amendments are: (1) returning the required radius around a drinking water well to 75 feet; (2) simplifying the measurement of the height of a building constructed on a slope; and (3) allowing “mixed use” on parcels in the Village and Commercial districts. The last permits two or more uses on one parcel without the business owner having to live there. A grandfathered example is the post office building in the Flat, which as a residence over it.
